SHELBURNE ON THE CUSP OF BIG BOX DEVELOPMENT

"Shelburne council has given a green light to a transportation study that could serve as a catalyst for a large-scale retail development.

Council agreed last week to partner with Dufferin County and Cole Engineering to complete an East Area Traffic Study.
The study is needed to gain the Ministry of Transportation’s (MTO) approval of an entrance and exit for a proposed retail complex that would span 36 acres at the northeast corner of County Road 24 and Highway 89. "

Something about this intersection however is nagging at me...oh yeah, that is where up to 7,000 gravel trucks per day, as proposed by Highlands OWN traffic study will pass.

Wonder if Blackwood Partners Inc., the proponents know about Highlands proposed quarry?

Might have a bit of an impact on their plan.  Big trucks, big box, big trouble.

  1. The classy new burbs across the road will love the box stores. They'll be lining up to buy a mortgage (and insurance and other groovy financial products from Ed and Bill) in order to move to where there's a Timmy's and who knows what great stores with cheap stuff from China for their homes (remembering of course that the "primo" box stores know their markets and only "B" listers will come to this corner) just across the road 'cause they've got big jobs with Highland's, who'll make concrete so that everybody can access more great cheap stuff from China, and the DEEP plant and the Melancthon Industrial Park and the biosolids plant in Dundalk (ahh... remember when Dundalk was being marketed as the place to retire- right up there with Elliot Lake). They'll buy lovely new vehicles on time with no money down from the shiny new Ford dealership, Fine's will have a heyday (although downtown will crumble) and, the young new owner of NoFrills will make a bag of money, but mostly, as the Boyne River disappears due to infill, those behind the Marketing Dufferin initiative will relish living the American dream of the 50's. Maybe we'll even get a Y.

  2. Brilliantly said, 11:56 p.m. I moved to Shelburne from Toronto to GET AWAY from all this hell. Now I'm thinking I should've gone to Tuktyuktuk.....

  3. The fact is no town can survive on a tax base of residential homes, a mix of commercial/industrial taxes is required. And so on that hand Crewson should be congratulated. On the other hand, if he wants to support his downtown, he better expand the BIA boundaries ASAP so No Frills/Fines and the new development will pay into the BIA to continue to support the downtown. And that is something I will bet Crewson has no appetite for at all.
